RENTERS GENERAL ADVICE AND INFORMATION
Summer rentals.
Rental weeks usually begin on a Saturday. Rental stays are normally not less than one week with some owners prefer a minimum of two weeks or more.
Please check the property calendar for date availability and rate confirmation.
Although the lease will specify the time of day of your arrival and departure, you may want to confirm the check in and departure times before that.
Customarily arrivals are mid afternoon and departure times mid morning.
Be courteous and adhere to the times specified please. Most probably there is another tenant who will be staying at the property soon after your departure.
Long term rentals.
Depending on the length of term (monthly, seasonal or year round) the arrival date may be flexible and not necessarily starting on a Saturday. Discuss this with the property owner/manger/agent.
SECURITY & SECURITY DEPOSITS.
A security deposit will most likely be required. If pets are permitted, there maybe an additional fee as well.
At that time the lease is signed, the security deposit and a percentage of the rental amount will be due. Commonly, with short-term (vacation) rentals, one half of the total rental amount is paid at signing of the lease. The balance would be paid according to the terms of the lease, usually prior to arrival.
Security deposits are generally returned within two weeks to a month after tenancy. Asking what the security deposit policy is may avoid a midunderstanding.

For long term rentals, it is not uncommon for the property owner to ask for your permission to have a credit and security report performed at their expense. Occasionally the credit/security screening may be requested from the owner of a short term rental property as well. Some owners themselves have had a negative experience with a tenant and this is their ounce of prevention if you will. Some of the property postings are very expensive properties that are appropriately decorated and appointed. Understandably, some owners require this additional assurance. If the report is required it will be emailed back to you as part of the reservation form.
PETS
Acceptance of pets will be indicated with by an icon.
Even though you most probably have the best behave pet on the planet, many property owners have real concerns because of allergies and sand fleas, etc. not pet behavioral issues. Sneaking a pet in because the owner “will never know” very possibly could invalidate your lease and you loose. Honesty is always the best policy.
SMOKING
All properties rented are NON SMOKING unless otherwise stipulated by Owner.
KEYS, DIRECTIONS, GETTING THERE
If you are renting on either Island, ferry and or plane transportation will be necessary and it is highly urged that you make these reservations as soon as possible.

Whereas many property owners travel themselves and may not necessarily live locally, do not wait until to the last minute for the keys and precise directions to the property. In some instances, you may be met by a representative (manager, agent, handyman) be sure you have that contacts phone number.
UTILITIES
Most short-term (vacation) rentals include all utility costs with the exception of phone calls. Phone blocks are not uncommon and require the use of a credit card for long distance calls. The Property Posting will indicate line blocking. The phone number of your rental property will be on the lease.
LINENS
Tenants are expected to supply their own linens and towels on Cape Cod and the Islands, unless otherwise noted on the property posting.
CANCELLATIONS & OTHER PROBLEMS
If an unforeseen situation arises and you must cancel your vacation, it is advisable to know what the cancellation policy is prior to your signing a lease.
Travel insurance is available through as well as numerous other insurance companies.
