HOW TO POST YOUR PROPERTY IN DETAIL

For the first time using the web site to post your property do the following:

1. On the web site hit the button that is

  Post your Property.

On your screen you will see all the information needed to Post A Rental Property. There are 3 easy to read screens (pages) from start to finish that will require simple input of the property’s information with pull down menus to choose from.

 2. You must fill out a Posting Form for each of the properties that you are going to rent out. After completing the first posting, you will have an opportunity to preview posting prior to Go Live. Once live, the Posting appears on the Cape Summer Rentals website and your account is activated. To enter another property or edit, change, delete including any photo changes and or update your property’s rental calendar click LOG IN on the top of our Home Page to access your account and Posting Package.


3. On the first screen you will notice under THE PROPERTY, an Area: button.  Click on it.  A drop down menu of the different areas will appear (Cape Cod, Martha’s Vineyard, and Nantucket).  Make your selection. Then choose the Town where the property is located. A drop down menu is there for your use. The next piece of information is the Village within the town. For example if you choose Cape Cod for your Area, Barnstable for the Town, then as an example if rental property were in Cotuit, you would choose the village of Cotuit. When you have chosen an option from one of the drop down menus, the screen will automatically be refreshed. This will take only seconds.

 Helpful Tip: Type IS Case SENSITIVE.  How you type it is how a prospective renter will see it!

 4. STREET ADDRESS You must enter the physical address, for example (Old Post Rd.). If the property is located in an Association, add the Association or Neighborhood Name.  (I.e., Cranberry Heights, New Seabury, Sandpiper).  Neighborhoods can be further elaborated on in the REMARKS section.

 5. Rental TERMS is length of the rental period.  For example, do you want to rent the property for a month at a time or weekly? Maybe both.  Check all that apply. Off Season is commonly a rental period of more than three months but less than one year in duration. You can provide more details on the duration in Remarks.

 6. COST The minimum rate to rent the property. Check box indicating either weekly or monthly figure. For example, to rent weekly or monthly in October is less money than say an August rental. You would then enter the October (lesser) amount in this box. The Calendar will allow you to specify exact amounts. 

 7. Check-in Day most summer rentals are on Saturday, drop down box days of the week is provided. 

 8. The next step you will fill out the Property Type form.  Click on what type of property it is, such a cottage, single family, condo or apartment, etc. or if your property type is not on the list, use Other.

9. Use the drop down menu to choose the following: the number of Total Rooms in the house, total number of people it will Sleep.  The total number of Bedrooms and Bathrooms must also be checked using the drop down menu that also allows for half bath room totals, if applicable.

Bedrooms: Size of beds and their location is identified same for the location of Baths. 

Furnishings.  Yes or No.   Summer Rentals are customarily furnished. For further information and guide, go to Property

This is all pertinent information about your property that will become part of any renters’ search in determining if your rental offering fits their criteria. 

Location This is all geography, and we kept it simple yet informative.  Please be forthright in the mileage drop down boxes. 

Extras Yes or No.  Click if Association amenity and click yes.

Creature Comforts This is the rest of the information that deals with what is provided in your rental property. Features and items in the rental such washing machine, dryer, central air conditioning, etc. would be checked for all that apply

Special Offerings These are the Icons which will appear indicating your acceptance of credit cards, pets and handicapped accessibility. Click on all that apply.

CREDIT CARDS Your having the ability to accept a credit card is much easier than you think!  XYZ, Cape Cod’s largest paypal service provider, can connect you to your own private paypal account. Never wait for another check to clear.  Enjoy the security of receiving your rental fees within 48 hours of your acceptance of their securing your rental! Click XYZ to accept credit cards.

Pets Pet Friendly, that’s up to you.  We have found pet owners to be extremely considerate and wonderful tenants.  Asking for a pet security deposit is prudent.  The Lease, found in your Posting Package, has a clause that references pets. 

Handicapped Accessibility the international handicap accessible symbol will be activated by clicking Yes. In the Remarks section you may want provide further details.

Remarks.  This is the descriptive advertisement of your rental. Heading ~ The title. The title should be attention getting, inviting a prospective renter to learn more: i.e.; Rose Covered Cottage, Remote Dunes Setting, and Burning Sunsets.  About The House ~ This is your ad.  What you like about the house, someone else may find appealing as well. Tell them about it.  Describe what the property has to offer. Provide some details as to what is special be location, convenience, new kitchen or baths for instance. TIP:  Take a look at the ad copy in real estate section of your local Sunday newspaper. Most likely that ad costs more than your posting your property with Cape Summer Rentals for 30 days!

Remember:  Type Is CASE SENSITIVE! How you type it, is how it will be published.

10. Following the description section is PICTURE UPLOAD Three (3) pictures per rental property are included. If you would like to add more, there is an additional charge for each picture see RATES. Up to six (6) pictures in total. Many property owners opt for the three pictures and email additional pictures to prospective tenants. Pictures must be small – thumb size exactly (320 by 240 pixels) .jpg format.  Questions, problems please feel free to contact us.

11. After successfully uploading your photos, the next section deals with how you want the prospective client to contact you.  This is PUBLISHED information provided to your prospective tenant once they submit a RESERVATION/INQUIRY FORM to you.

COMPLETE POSTING YOUR PROPERTY

This is the last screen of required information.

This page is the complete your posting property and you should see at the top of the screen a message stating your image has been saved and a number has been assigned to your property posting. If there has been a problem with your posting you will see an error message.

Please fill out all the requested information on this form. This is information used only by us and is kept strictly confidential.

12. Posting Information Provided by: Please identify your relationship with the property.

13. You should see all your information on this page such as your name, address and email address. If it is not accurate, please make the appropriate corrections.

14. Account Password This is very important. The next time you want to add a posting or edit your prior posting(s) you will use your email address and a password.

This will allow you to go in and add additional property postings and/or edit your postings after you have completed this form.

If you forget to fill out an area on the form you will see a message pop up with the missing information requested.

Fill it in and resubmit. Also, if the pictures you tried to upload are too large you also will get an error message.

15.  CREDIT CARD INFORMATION is how you will be billed from Cape Summer Rentals, LLC. 

16.   OUR RATES, please choose which plan fits your needs. Make your selection and hit the submit button.  This is what will be charged to your credit card.  Just prior to your Posting expiring with Cape Summer Rentals.com, you will be notified by email and have the option of extending the length of your posting

17. Property Availability Calendar, it is most important that you keep your calendar up to date. The first time check off on the right hand side of the calendar all the weeks that are OPEN. You will notice at the bottom of the page the statement that says Green is available.

You will also see an arrow to move to another month if necessary click on it.

18. After selecting your calendar weeks and hitting the key at the bottom of the page you should see the final posting page that says GO Live.  Hit that key and your rental property posting GOES LIVE and prospective renters can now view it on Cape Summer Rentals.com.

Congratulations!  You have now posted your rental property and made it available on the Cape Summer Rentals.com for an unlimited number of prospective renters to view and ultimately rent – from YOU!
